How to find a Realtor®

Buying a house is, without doubt, one of the biggest decisions you’ll have to make so it’s important that you employ the right person to help you navigate through the world of Real Estate.

That’s where Realtors® come into play. Realtors® are trained professionals who know all there is to know about buying and selling property. Realtors® are not only licensed and regulated but also adhere to a strict code of ethics to ensure that the process of buying a home is in your best interests and as stress-free as possible.

But how do you find the right Realtor® for you? Check out our tips below to help you choose a Realtor®.

Before you start…

The first thing we recommend you do is start to think about your requirements for a new home. It always helps to quickly write down some information that will help your Realtor® find you relevant properties. You could jot down:

  • How many bedrooms?
  • How much do you want to spend?
  • Do you have an ideal part of town you’d like to live in?
  • Do you prefer a certain style of home?
  • When are you looking to move?
  • How are you paying for your new home?

1. Ask for Referrals!

Your family, friends, neighbours, or colleagues may have used a Realtor® in the past and had a great experience, so they are a great place to start your search. Ask lots of questions and encourage them to be honest – how did the process go? What is stressful? How long did it take to complete the transaction?

2. Find the Right Fit!

This is such an important step as it’s so important that you feel comfortable with your Realtor®. Gather all of your questions and meet with them (either safely in person or virtually on a video chat). Use the opportunity to feel them out and make sure that you feel you can have open and honest conversations with them.

3. Stay Local!

Our biggest piece of advice is to use a local agent in the location where you want to buy a home. Local Realtors® know the market and the area and can advise you on demand and house prices in the neighbourhood but can also provide you with information about services, such as retail, municipal, recreational and seasonal services available to you! They can even recommend a good restaurant for you to try!

4. Let the Realtor® Do the Work!

Did you know that your Realtor® can take you through any property listed for sale even if they are not the one selling it? Yes, that’s right. Think of your Realtor® as your personal tour guide for any property you wish to look at. They can arrange viewings, negotiate terms, price, inclusions, completion dates and so much more. They can find out the answer to any questions you have regarding the property. Think of your relationship with your Realtor® like a good friendship, you remain loyal to them and they will remain loyal and work hard for you – it’s a win-win!

5. Communicate!

As we mentioned before, your Realtor® is working for you. So, if you don’t like any of the properties they have found for you – tell them! Your Realtor® wants to find you your ideal home so it’s vital that they know what you like or didn’t like about the properties they have shown you so they can amend their search to find properties which suit your wants and needs. It may take one house or it may take twenty. Either way, your Realtor® is there every step of the way!
